509 North · Acquisition basis

Why the purchase
price matters

At a proposed $17.0M, or $67,460 per unit, 509 North is priced approximately 29% below its reported $24.0M appraisal and 23% below the reported average of nine Georgia comparable sales.

The price is also approximately 55% below the estimated $150,000-per-unit replacement cost. A lower entry basis can provide room for improvements, but it does not guarantee value, cash flow, or a profitable exit.

From sourcing to disposition

The investment process

Wappler’s oversight connects the acquisition decision to execution at the property level, with a clear responsibility at each stage.

  1. Step 01

    Identify

Screen multifamily opportunities for acquisition basis, local supply, and a practical operational improvement plan.

  2. Step 02

    Underwrite

Evaluate income, expenses, comparable sales, financing, and downside scenarios before committing capital.

  3. Step 03

    Acquire

Oversee due diligence, loan assumption, closing, and the transition to property management.

  4. Step 04

    Improve

Oversee amenity restoration and in-unit laundry, with a pilot to validate the premium before expanding the rollout.

  5. Step 05

    Operate

Monitor leasing, collections, maintenance, budgets, and management performance against the business plan.

  6. Step 06

    Exit

Evaluate sale conditions against the underwritten hold, oversee disposition, and account for proceeds under the offering documents.

The proposed four-year hold is a target. Execution and exit timing depend on property performance, financing, and market conditions.
